I'm curious what other peoples process is for putting together a shortlist. Is it a matter of scrolling through realestate.com.au and other sites, and putting good ones in a spreadsheet? Would love to hear some ideas!

I just use the realestate.com.au collections function. At times I had a couple of collections with slightly different criteria.

I also kept a "sold" collection where I put properties that I had been watching.

Dont think its about 'hoarding' listings histories. Its about having a deep knowledge of a certain type of property within a certain area, so you know what the market value is. So when a property comes up that does fit your criteria you know what price to offer.

If you have too many options, your criteria is too broad.

    Mine is pretty simple:
    1. On Sunday, go through the list of properties that were passed in at auction
    2. see if price range is within what I am looking for
    3. see if location is what I want
    4. check other details
    5. if ok throw it on the re.com collections
