    @G Kub take a quick look at just some of the recent threads from self-managing landlords who've wound up with big problems because they didn't know what they were doing. A tenancy is fine when the Tenant is good and plays by the rules. When a Tenancy goes bad, you need to know what you're doing otherwise you're stuffed and your property is likely stuffed too, and you could even end up on the wrong side of the law, find yourself not covered by your insurer, and after all your efforts, receive fine(s) on top of it too.

    Tenant false accusations against landlord [VIC]
    Tenant has vacated. Never received notice to vacate.
    Vacate notice?
    Sending VCAT application to Tenant
    Scamming Nurse Tenant
    URGENT Help - Tenant from Hell [NSW]
    Garden trashed but not on condition report

    How does a termination order work?
    Can Strata fine a tenant for illegal parking?

    @G Kub I don't mean to be rude or disrespectful, I'm just talking from a place where "I've seen it" enough to feel I can comment. I've only been a PM doing this full time for a few years, I am learning every day. I take my hat off to PM's who've been managing property for 10-15-20 years, because the knowledge and experience they have, a lot of it can't be taught... As an investor, you make the choice of spending a small amount of money to pay a professional, or save that small amount of money and take on that risk which could cost you a hell of a lot more.
