    Will probably be about $20k. Paint, carpet, new bathroom, landscaping considering kitchen aswell.

    I'm with you Kate. :) I think there's no problem to just have a joke and a bit of fun on the forum, regardless of your debt or wealth status...

    Imo north half of Logan in the last 12-18mths gone up 10-20%. The investors have driven up the "crappy median investment typical stock". More bang for buck outside the median

    Bought a 4 bedder 800sqm house in Rochdale South in 2014. Quick price lookup tells me it's gone up at least 20%

    Don't take any of the median into consideration. The median says 294k, but I think it's worth 600k. Don't rely on the stats too much

    If ok, I'd like to hype Logan townhouses a bit. It is clear that house prices moved up nicely over the last two years. Townhouses started moving later, but are moving now. Low 200k will get you a 3 bed th, if body corporate is around 350/qtr, they are easily cf+. I have bought one 9 months ago, had it painted, new carpets, rented out in one day and no issues with tenants at all. All up with renos 190k, rents for 290. What's not to like? Up at least 15% since purchase (easy to estimate looking at sold prices for similar stock) . So, townhouses people, stay away from houses :) Act now, buy me a drink later...

    I have bought both in VIC. There are people on forum who support a lot. Yes, Sash is one of them and a huge support, I must admit. I have taken advice directly or indirectly from a lot of members and posts from this forum and meets.

    Hope to get something from you as well in future but you are too busy gathering stats. :D:p

    Bought in the 'good' part Aug 15 for $410k, reval last week at $435k.

    25k is not bad in 8 months..you have already more than covered your purchase costs.

    Springwood 3/1/2, 650sqm corner block, walking distance to all amenities... Did minor reno before settlement about $3k, so far so good. Rent $430/wk.

    Yeah can't complain. Not expecting that growth rate to continue short term, but slow and steady is fine by me. I expect the location will kick it along eventually (one street from the LMR zone).
