How are these claimed at tax time

    Hello all,

    Haven't logged on for a while, hope you're all doing well. Just wanted to get some thoughts on how the below IP expenses are claimed at tax time. We will be moving back into this property in a few years.

    1. Termite inspection report, treatment and barrier installation
    2. Upgrading a very old electrical fuse box to bring it up to current standards
    3. Repairing timber deck that had termite damage (needed for safety)

    2 I think will Count to ur cost base, as for 1, I think full claim, for 3, if just a repair if the broken section, can full claim but if a new one, then depreciation.

    just a guess, but need expert to amswer

    1 and 2 sound like cost base expenses. Not sure if you can depreciate a fuse box
    deck is a building expense depreciated over 40 years.

    I think 3 @Terry_w the Deck would depend if it is a partial ‘repair’ or full replacement. If replacement agree depreciated as you mention,
    if however say 3 termite damaged planks repaired out of a 50 plank deck, likely this could be a repair and expensed immediately (subject to the initial purchase provisions).
    Ie Similar to the ATO fence example
