QLD Houses under $385k anywhere in Australia

    Hi,
    I am looking to buy my first IP most probably houses. My budget is $385,000 and anywhere in Australia where I can get good rental return if not capital growth. Its better and best if both at the same time under this budget. I am happy as long as there is tenant in place through out the loan term.

    If I was you right now Logan Council in Brisbane has 70 suburbs to pick from. You can still get a free standing house on 500+sqm land with somewhat decent yield for now. By the end of the year these deals will be gone.

    If looking in SEQ, you’re going to be aiming at the bottom end of the market in some of the outer LGAs of Brisbane (ie Logan, Moreton Bay and Ipswich).

    Logan is a few months ahead of Ipswich but there’s still opportunity for now. There’s an entire thread so it’s been done to death, take a look there.

    Ipswich is lagging behind but I think will catch up as the ripple for FHBs cascades. You can forget the ‘suburban Brisbane’ parts of Ipswich (Springfield et al) but Brassall, Yamanto and Flinders View are fantastic value at the moment with very low vacancy.

    Moreton Bay you’d be looking at the northern parts, ie Caboolture and surrounds.

    You can absolutely forget about Brisbane, Redland, Gold Coast and Sunshine Coast councils.

    Even certain suburbs of Ipswich like Redbank Plains is RED RED hot. Have you seen the asking prices? Many are over $400k already and the newer builds over $500k.

    Also for Moreton Bay you wont get anything in the popular suburbs of this council. Moreton Bay is one of the hottest councils at the moment. Things are flying in areas like Kallangur/Petrie etc.....very very hard to find anything under $500k (I dont think any house actually) and if it was it would require alot of work.

    Nothing is cheap these days. NOTHING!

    I’d lump Redbank Plains in with the Springfields as ‘suburban Brisbane’ part of Ipswich. Gotta go deeper into 4305 to see the real value. But it too is changing fast, but the value is that it’s a few months lagged behind the rest of SEQ.

    Solid, low maintenance (brick and tile) houses are still available for $385k in Hervey Bay.

    18 months ago they were selling for $285k though...and prices are still rising...so I'd act sooner rather than later.

    The vacancy rate across Hervey Bay is under 1% and rents are rising as well.

    And a lot of new infrastructure and amenities are planned for Hervey Bay over the next few years too (dyor) so capital growth is pretty much guaranteed.

    I would suggest looking at Bargara, beachside Bundaberg.

    Something like
    25 Solander Street.

    I have been reading and searching alot online but it is so imp to have boots on the ground who unferstands the local areas. Our budget is bit higher but still .....

    Broken Hill has a lot of properties under 385K.
