    Well, bank-wise, they'd be fine with the loan but I'd be in trouble reusing the equity if I can't separately rent the top and bottom - yield will suck with rental of 1x4bed with no internal staircase versus 2x2bed.

    Insurance-wise, the problem is that the house doesn't comply with modern fire regulations between floors - they weren't around when the place was built AND for many years when it was being separately rented.
