    Hey there just wondering everyones opinions on buying a house with structural movement have attached a photo been quoted $10.000 for under pinning on the property and its really cheap is it worth the headache??

    I would want an engineers report before going ahead with any repairs...

    Engineers reports start from $600 and in most cases tell you what you already know or can find out by speaking to neighbors and builders.

    Is that the full extent of the damage?

    Do you have an engineer's report?

    It's cheap because of the unknown. You could get lucky and find that $10,000 is all it takes to fix it. Or you could get really, really unlucky.

    Buy a weatherboard house with movement. All houses have movement but it’s going to affect a brick house much more.

    Got no report just thinking about it at this stage but i reckon it will sell in a few days probably a bit of a gamble and not to keen on buying a dudd for my first house.

    Places will not even insure a house with movement correct?

    As a first house - run away, even seasoned investors would go weak at the knees.

    Likely you will find insurance and a mortgage difficult, if not impossible to find. A structural engineer's report might give you options but you would still need to rectify before moving in and probably (check with a broker) get a construction loan.

    From the photos it looks like an old foundation movement crack. Someone has tried to fill it previously.....
    Is it at a corner of the house?
    And the house is brick veneer on clay?
    Always a good negative point in negotiations with a seller...
    If you had some strong renovation experience and were not afraid of some hard work you could make some $$$......
    Given it's your first IP and your not confident with a repair, I would suggest to leave it....

    Unless it was the deal of the century or you plan to knock it down I would run for the hills on cracks like that. That is what you can visually see, so just imagine what I a proper builder will find in their report.

    $250.000 worth probably $310.000 without the movement so yeah not really deal of the century I think I will pass thanks guys this site is great for help with property real estate agents never give you any honesty.

    Me too! Run! Judging by the windows it was built in the late nineties (look like some family used). I would assume it needs demolition.

    We recently had a potential property of interest for clients in the Inner West, with a very dodgy looking side external wall (warped) as well as serious cracking to the front room and verandah of the federation house. We were the only buyer who obtained a professional structural engineer's report, only to find out that the structural issues were very severe and would require underpinning as well as rebuilding the entire side wall of the brick home with costs likely to run into the many tens of thousands of dollars. Needless to say, our buyers opted out. Some reports are worth paying the money for :) Caveat emptor

    That's some serious movement! Definitely not first home buyer friendly.
