House with dark history

    Hi I’m looking at property in Brisbane and got to this one with murder history (2017).
    Does anyone have experience with this?
    How will the bank look at it?
    Is it worth buying as investment?
    Will it affect tenants even tho it happened few years ago and case was closed?
    How long do they have to disclosed this kind of history?
    I’m having mixed feelings even tho the number is good equity/cashflow

    • Does the murderer still live there?
    • What are the disclosure requirements for criminal actions in Qld? (some states are 5 years)
    • Is it in a good school zone?
    • Have the neighbours sold up or will they be spreading the good news for the next 20 years?
    • Can you do a cosmetic refurb to change the appearance?
    People die on the roads daily, we don't change our behaviour.

    Hope that you make a killing on the purchase. :oops:

    no according to the article I got given he took his life(car accident) running from the crime.
    This year is the 5th year so hopefully it clears up
    The house recently been renovated
    It’s in premium suburbs close to good school
    I’ve seen close neighbours been getting sold since 2019

    If it was a well known and well publicised crime scene it could put other buyers off and could affect its liquidity and offers. Some people will certainly avoid it.

    Near our office was one where a cowardly parent killed two kids then later themself. Later the mother took her own life there too. Terribly tragic. It was put up for rent a few times and didnt seem to have takers for a few years!!. A year ago it was demo'd and new house constructed by the executor. It sold quickly. The executor sought tax advice when drafting the contract and despite the new build being a possible profit making issue we guided the executor (mothers former employer a solicitor) on a ruling which confirmed the build was to erase the poor history so a CGT sale could occur. NOBODY wanted to rent it or buy it.

    Would everything be easier if you look for another property? Plenty in Australia. :D

    i think there are professionals/speciality in this field, how to mark these type of properties. for example depending on how grusome, haircut is different. (ex. a "simple" strangle wud have smaller haitcut than a Psychopath that tortured and dismembered the body and ate them etc that have much higher haircuts)

    simple answer is if you are asking these questions, you are not the professional in this field, so stay away.

    Was completing a landlords delcaration for a property I'm about to rent. One of the questions was something like has a murder occurred in the property in the last 5 years?

    You'd be surprised about how little it effects sales and renting once disclosed. In my experience its harder to sell and lease a house overlooking a cemetery than it is a murder or suicide property.

    He died in a car accident? So the house was just owned by a murderer but the murder/death didn't happen there?

    It's pretty bad juju. I found American Horror Story too much in the end. But as there were no deaths relating to this owner on the property, it's not as bad, and I'm a bit surprised that this detail had to be disclosed. Personally I'd be worried about the previous owner's spirit lurking in the house because he took his own life, even though not on the property. So it would put me off. But I am curious if this had to be disclosed to potential buyers and so if any future owner has to, and if so, for how long.

    there was a murder. He killed he’s mother in law in the house and in the rush to get a way with it he run away and had that car accident that night too

    Karen Ristevski: slain woman’s former Avondale Heights house passed in

    The Avondale Heights house where Karen Ristevski is believed to have been killed failed to sell at a Saturday auction despite three bidders competing for the keys.

    Samantha and James Mandalas purchased 23 Oakley Drive from Karen and Borce Ristevski’s daughter Sarah for $1.275m in 2020.

    A private auction was held at their home yesterday, after the property was advertised with a $2.5m-$2.75m price guide.

    Ray White Ascot Vale agent David Bignoux said the house passed in for an undisclosed amount.

    Mr Bignoux said if negotiations with the bidders were unsuccessful, the property would likely be put up for private sale with a $2.875m-$2.9m price guide.

    He said all the interested buyers were local families, who had not been overly concerned by the home’s history.
