    I don't mind either way if the renos made a big difference, I just wanted it looking nice.

    No unfortunately. Typical banks don't get back to you unless they want something.

    Of course.
    I found out after finishing a reno by a Friday, the company they were using didn't do it on weekends - and the tenants were moving in Monday. Didn't really want to rely on the tenants interior decorating skills.

    Yes sorry I posted the valuation in my other thread. The valuation came back at $700,000.

    We got our valuation back yesterday. To say I'm disappointed is an understatement. The guy was there for ten minutes at the most. Pretty much all he did was measure the m2 of the place.

    It came back with comments like;

    Kitchen Average. Stone bench tops, tiled splash backs average appliances

    The kitchen is two and a half years old, solid acrylic benchtops, painted glass splash backs with Miele and Ilve appliances

    Average floor coverings

    The carpets are all brand new and have never even had furniture on them. The floorboards are polished solid timber.

    Early 1980s construction

    The house was built in 1993!

    Bah!

    Did they mix it up with another property?
    Is it possible to check that?

    Well the report had pictures of the correct house in it. I emailed the bank, but I've heard nothing back as yet.

    I have just had another valuation today 28/1/16 by cba. Hopefully it comes back better than the St George one. Even though I was pretty happy with their val.

    Do the valuations go on public record? I guess my question is - Is there any downside for shopping around for "valuation".
    Also do things like down lights, bamboo or timber floorboards etc increase the value?

    Not really. The main things they look at is recent sales in your street, the square metreage of your house and land. The overall quality of the property is taken into account but its unlikely that smaller details like light fittings will have any bearing.

    So pretty good valuation skills then? :)

    Be interesting to see if the CBA valuation comes back better. I have had a very mixed bag with valuations. Some too high, many too low. The worst luck I have had is in Melbourne.

    Hehe, last one we had valued by CBA and St George it was the same dude.

    This one was different. First was a guy from Herron Todd White and this one was a lady, not sure where from.

    What gave you the impression this one might come back lower?
    A bit stand off-ish, not very chatty?
