house unconditional and dishwasher has died...

    Hi bright sparks

    We have just gone unconditional on our PPOR sale. our dishwasher was playing up occasionally with the run times and not getting to the finish of the cycle but it still worked well. We weren't overly impressed it started playing up but now the door hinges have buggered up and the door doesnt shut.

    Do i just buy a cheapy to replace it so there is something in and working? Is there any issues if they notice its a different dishwasher?
    Dishwasher was listed on the contents but not brand or details.

    Gumby tree for a replacement - look for a kitchen being thrown out etc. Just make sure that it works.

    I'd second @Scott No Mates that you can go second hand on it but you need to make sure it works which is hard if you are buying it and it's already been taken out of a kitchen

    great idea
    appliances online i can get one delivered for 484 but just found one on gumtree for 180 ;)

    In negotiations now for a westinghouse :D

    Because he has to hand over everything in the same working order as at inpsection/offer to the new owners.

    Not the rules here, other states might be different.
    None of the appliances worked in a house i recently sold (turns out kitchen tiler accidentally went through a cable)

    lol it did cross my mind but now the door doesnt close so it's a bit of an issue:confused:. I was going to replace it a month a go but didnt get around to it and I just want it done and dusted so a second hand or new one for <500 and there'll be no issues.

    Try BEKO brand, good online reviews last time I checked and can pick up a unit for less than $400. Better than getting a secondhand one IMO.

    Got one in my PPOR and an IP and so far so good.

    Agree gumtree for a replacement cheap as long is it works you are good to go or look at same model not working and replace the door

    I would replace it. They aren't expensive.

    I also wouldn't care what the letter of the contract says, if you just do the bare minimum you are contractually obligated to do in life you are in for a pretty miserable existence. Sometimes you just do whats right vs what you are obliged to do.

    Ask the purchaser ?
    Be honest, tell them the dishwasher died, that you were going to put a similar unit in, or would they prefer you leave it/or contribute a few hundred toward their choice after settlement...

    I did think that would be a good option but they are fhb and i don't want to have to discuss dishwashers with them. I'd think that would open a can of worms

    @bob shovel - In that case, move/stack all of the adjustable shelves in the kitchen joinery just to confuse them, 'lose' all but the front/back door/window keys ;)

    The keys are great! I have one for the front door. ....then there's a pile of about 5 sets of old window locks and back door keys that no longer exist. And the kitchen window has no lock :D

    How many get to check appliances such as dishwashers before buying, in fact every place I have bought with one they did not work properly or were completely stuffed.

    I think that argument can go the other way, you would have to be pretty miserable to expect everything to be working on a second hand house, it is second hand, same as when buying a car, prob why so many are disappointed at a time when it should be the opposite, unrealistic expectations perhaps ?

    Must be a WA thing or maybe it's just me. I have a line in all my contracts that says " The Seller warrants that all electrical, gas and plumbing fixtures and fittings (including all swimming pool equipment and/or reticulation in Sale) shall be in good working order at Settlement. At settlement date should any repairs required to meet this condition not have been effected the Seller authorises the estimated cost of these repairs to be deducted from their settlement proceeds"

    ^^ that is a very very common line to be added to contracts but we don't bat an eyelid at a contract with four Subject Tos on it.
