House Renovation - Adding A Room

    Hi Guys,

    I'd like to know what I should be paying to add another room to a house. I've had a builder already give me a quote, however I believe that it is way to much for what we are asking for. I've also been told that bigger companies usually add $$$ so they don't do small Reno work. Is that true?

    Anyway, what I would like done is to turn a patio/deck that I currently have into another living/ guest room. It is under the currently roof line.

    From what I understand (I'm no builder) these are things that I would like done. Add 2 walls (1 with a window), raise the floor to be level with rest of house, gyprock/drywall, painting, electrical - add 1 powerpoint and 1 x ceiling fans.

    I'm just after a rough quote so I know if someone is pulling me leg.
    I've attached the House plans so you get an idea of what room I'd like to change.

    I'd be happy if I got it for $1000 per sq/m. That makes adding this room only $15,600.

    you can double it if the roof structure needs works done.

    I'm having a hard to picturing that patio roof as a continuation off the main roof structure.

    It would be rare if it's been originally built like that.

    Would like to be corrected.

    What suburb? We have a builder friend who has done several small to medium jobs for us. I will send him the photo and ask him for a ballpark figure and post back here.

    My builder just called me. I sent him the photo so he is giving a ballpark on that, plus I sent him the wording of the original post where you explain what is required.

    He said once you make a habitable room from a verandah, you would need to have it drawn and certified to ensure you have insurance cover going forward. Guesstimate is $1.5K to have it drawn up and about $1K for certification. That is something you would arrange but those sound about right to me. I paid about $800 the last time we had plans drawn for a deck so the $1.5K could be shaved a bit?

    He said for the actual build, he would think it would be $10K or less.

    I asked him if he was keen to do the job (in case you wanted his details) and being Mt Cotton, he said that is probably further than he would be keen on travelling, but with his ballpark, you can now look for a local builder who won't rip you off.
