    Looks great!

    A question about the pool area - that door leading directly from the house into the pool space - is that legal in NSW as a pool fence?

    I ask because our laundry door leads out into the yard/deck area for our pool and with the rule changes is these days not legal, even with a self-closer etc. We are having to put a fence between the door and the pool, although thankfully we have the room - I imagine it would be a bit tight in your situation!?!

    Our door has the hydraulic closer. My understanding is that was enough. I might have to look it up. I'm all for pool safety because I have young kids so I want it to all be legal.

    Yeah I don't know NSW rules at all so you might be fine, but those self closers are no longer sufficient here.

    We have the added pain of having the kitchen casement windows looking out over the deck/pool area.... the opening is only about a foot but still too much.... we might have to actually have those permanently screwed shut to comply! Ugh. Looking at security screening options for the short term.

    Yay for $700k. It's a little pity that you didn't get more than the neighbours but still a very nice sum for you to get some equity out.

    @hobo we did the security screens for our window in the workshop that overlooks the pool so that it would comply with WA laws. Being able to open the window for ventilation was too important to turn them into fixed windows.

    I have my awesome broker onto the case to work his magic. Going to consolidate another loan and then the only debt will be my ppor mortgage. Need to see how much we can borrow then work out my location to purchase. Getting excited.

    I assume you've looked into this, but if you haven't it might be worth double checking if it's worth it. Sometimes it seems like a good idea, but can be less beneficial.

    Yes it is worth it. Because the loan is a pretty high interest rate and it will be better if we go for another mortgage with no other debt.

    No worries. Sometimes it's better to pump the money into the high interest debt and get rid of it. Adding that amount to your mortgage can add years to it - but don't listen to me, I'm not a numbers man.

    Anyone rendered themselves? I want to learn myself but also be cost effective.

    I think a render can do lots if you get the right colours ect.

    Ive also heard about people using silicone in the masonry joints to save money?

    Do you mean silicone on the mortar joints in the bricks? If so then that would not be cheaper than filling with render and would take ages to do.

    I have rendered a wall about 8m x 2.4m. It's not as easy as it looks. There is an art to it. Watch a few YouTube videos first and try it on a spot that isn't going to stand out or a brick pier under the house.

    Sorry mortar, masonry got my M's mixed up. Yeh i do.

    Yeh im going to practice on something that doesnt matter as much first or a spot not easily visible. How much did the material render cost? Do you know?

    As per Terryw's tax tips, don't mix the new debt in with your PPOR debt, use loan splits, one for the old debt, one for the consolidation, and maybe 2 for the equity release if you plan on buying 2 ip's. This will make tax time easier and help if your ppor becomes an IP, you can never predict the future :)

    Not to sure as the renderer got all the material. You can buy a bag of acrylic render from Bunnings, it is Dunlop brand and it's in a yellow and black bag. I think it was around $15/20kgbag
