It's not to bad :D. Nearly time for a full valuation. My broker had done or done himself a desktop valuation and it came back at $682k which wasn't to bad.

Looks amazing! Good luck with the valuation. You should do really well out of your renos I think.

Thanks. I only paid $445k so either way there is already equity from the desktop valuation.

Looks great Brian.. just a thought if you only render your house (PPOR), is it value for money, does it increase the value of the house (render rather then brick)

If you have an old style brick from the 70s-80s then render will definitely modernise your home as you can see from the pics and they say that you should get a return on your investment of every dollar spent then you should get back upwards of $3 return. For example if you spend $5000 on render then you should receive approx an extra $15000 on your valuation.

Getting valuation done on Wednesday. If it doesn't rain Monday or Tuesday I will be colour sealing the driveway.

Squaring things up, the render and the new roof colour have really changed the look of it. Looking good!

The renderer supplied all his materials but I think he buys it from unitex.

what paint did you use to paint the driveway?
And what was the process involved? Like pressure clean first then acid etch?

    Go abit darker I reckon.

    House looks heaps modern now!

    Thanks johnny,

I used a coloured concrete sealer. Gerni the concrete first to get all the dirt off it and use acid if there are any oil patches.

The painting process is just like you would paint a wall. Cut in around the grass and bricks/render and then roll the rest.

Looks good, I wouldn't go darker.
I would consider going a bit shiny, but then it might get slippery too.

Ok the moment everyone has been waiting for. After chasing up at George today for the valuation price they were supposed to tell me last week came back at $700,000.

Pretty happy with that. Desktop val was $682,000.
