House price increase from trough ... so far

    Yep spot on...that is what people don't realize.

    A 400sqm block which is dead flat in premuim location can be worth more than a slopy 600sqm block in the same location...assuming they can't develop any further on the 600sqm...even if one could it might not go for much more.

    I see a lot of amateurs chasing development blocks when they could buy a 400sqm lot with crappy house bowl it over and put a new one on it! And it will be worth more...

    Thanks, yes as I suspected it's very tricky, so I'm not sure how people use it to determine value. Would only apply if you are comparing same shape blocks on the same streets. You would also need to have a very good understanding of local development rules.

    Looks like Sydney and Melbourne will both close the year up 5.44% Year on Year. A stunning turn around.

    Brisbane +0.69% YoY
    Adelaide -0.22% YoY
    Perth -6.45% YoY

    All markets trending upwards over last 28 days ( by 0.42% to 1.64% ).

    Update of chart and summary table. Data is sourced from core logic but chart has been rebased to the election date.

    Sydney finished the year up 5.34% YoY, Melbourne 5.31% YoY and Brisbane 0.62%. Adelaide almost recovered the losses in 2019.

    Thanks, at this point I don't think I will bother. There is plenty of reporting and commentary from various media sources.

    It was however a useful exercise in tracking the recovery from a slump. I'm pleased that the analysis was perhaps helpful.

    Hey guys, what's everyone assumption average house price growth for Melbourne and Brisbane over the next 10 years? I think 7% for Melbourne and 6% for Brisbane.

    Please tune your crystal ball before answering :)

    Adelaide +0.9c
    Perth -3.3pc

    Sydney & Melbourne both +0.7pc in the first two weeks of Feb-20, and Brisbane +0.3pc:
