House or IP located beside school

    Hi all, just want to hear some of your thoughts about an IP located on a main road, 2 houses away from a primary/secondary school. Will it be difficult to rent it or sell in the future? due to lack of privacy, school's bell noise, and traffic?

    What do you guys think?

    My house backs onto a school, I really like it. I'm not at home for the bells, and they don't run on weekends/holidays. The area directly behind my house is a 'no play' zone, so no kid comes within 100m. And I make full use of the tennis courts, cricket nets and let the dog loose on the oval.

    difficult to say, I would think the "main road" is the issue than the school.

    Primary/Junior School or High/Senior School? Traffic would be my principal concern. Head over around drop-off/pick-up times and see what the congestion is like. Every school is different. Also is it a favourable school that people will want to be in the catchment of (for public schools at least)?

    All that being said. I generally go by the maxim: Close to a (good) school: good.
    Across the road from a school: not as good.

    Schools are not public park or public use facility, and not being home when noise and traffic is amok mean either hardly add up as positives IMO.

    Eh ! They can be. I suppose it depends on the school. Schools are an integral part of many communities, , built, maintained , ran and partly funded by those communities, for use by community. They can be used for recreational, sporting and cultural activities. At my local school members of the public can use the Polycom and other facilities and visitors are welcome, even encouraged.

    New school in Zetland is being built for both education and public use.

    Makes good sense in areas with limited space.

    Highest best use of land :)

    I'm in the exact same boat. And love it!!!!! My neighbours have been there for 38 years and are the same. So no dramas from me

    By far the biggest issues are traffic, parking & parents.

    All schools generate traffic - worst at drop off & pickup times.

    Parking - always inadequate. Teacher parking takes up much of the available on-street parking, parents coming for pickup take what's left then the self-righteous #*$?/!'s park in and across driveways of every neighbour, disabled space and bus stops etc justifying their behaviour as "I'm just going to be a minute etc" - what absolute ********! The only 'just' is they're getting is their just deserts when the council ranger books them. :mad: (back in your cage SNM)

    No from me, i think same street yes definately but within 5 houses either side and across the road no as too much traffic everday.

    In saying that i live in the same street as a well regarded school and a few recent houses sold lately have commanded premiums right next to it

    Yes, it will depend on the policy or even if those running it are educated. By invitation they can be put too many uses.

    And if someone allows people to trespass, it is still trespass, a lot of people who say such things are ok actually do not have the power or authority to make it so.

    People often make the mistake and assume a public education facility is actually open for the public to come and go and do as they wish, and that is not correct, so yeah, check, but even then, letting your dog loose just means your a pest & none of it is still not a positive, in my book.

    What are the other big no(s) for IP location - I am talking about things that may hinder the prospect of capital growth and rent?
    - main road
    - literally beside school
    - T section (for some is a big no)
    - near a cliff
    - beside a power plant
    - any others?
