House on 200m2

    Would you buy a good 3br house in a great area, close to the train on only 200m2?

    Same price as a townhouse....

    Would this be a good deal? Or does the lack of land kill it?

    Why not. One of our IP's is 220m2. We bought for $850,000 3 years aboard is now worth $1.4m (bank valuation)

    I agree- the location in real estate is often more of a demand driver than the size.
    Beware of supply though...If the demand is more than the supply, you will see CG like the above example.
    I would make sure there isn't much free land for developers to come in there.

    Depends on the suburb - I have a client that built 2 x 2 storey houses in Eastern Suburbs Sydney on a 280sqm block.

    Land is the prime consideration unless it's location.

    I don't think people would care if it is well laid out.

    Just make sure it has 3-4 metres to the back fence from where the house ends.

    Yes true....the last house I built was on 220 sqm...but a 2 storey.

    It was something like 13.5 by 16 deep. The house was 19 sq.

    Land was only 97k....total to build was 337k just rented for $380pw.

    I wouldn't dismiss it on land size alone, definitely. Helps with land tax if nothing else, no?

    If it is not dearer than a townhouse of similar size, why not may be the question ?

    It would value higher and be more popular than a townhouse so if it's costs the same I'd do it.
