Hi, would you buy a house 500m away from a waste management facility in this current crazy market?
Do you think there would be problems in future selling or renting it?

It can be considered as 'out of sight out of mind' however, you will notice the stench when the wind blows in the right direction.

Most people may not notice it unless it's on the road leading to the tip and there's lots of garbage trucks going past.

any future buyer will be asking the same questions, and a valuer may tag as environmentally affected, which if a high lvr loan wont help the application

Whether or not it has an impact on where you're looking to purchase or not (Smell etc.); I think it's one of those things where if you as a prospective buyer think it might be an issue now - so too will someone else down the track. In a softer market this is only amplified. Personally, I'd continue searching

Probably ok - but will depend on the prevailing winds. Go and spend some time there.
