NSW House for 850K(max budget) in or near The Ponds

    Hi All,

    I am newbie here. I am looking to buy my first home around "The Ponds" suburbs.
    I am looking for land size of around 350 sq mt with 4 bedroom house.

    Any tips on how to approach this? what are my options and tips on negotiations?

    Checkout Quakers hill. It's the neighboring suburb to Ponds. Good houses near the border of ponds and Quakers hill.

    You will get more land and good livable houses without the price tag

    I am guessing Ponds for school? I am also a FHB and personally I feel that area has got too many upcoming properties and agents are making a false hype. I am not too sure about future of that region.

    Ponds had its run. FHBs are attracted to shiny new stock rather than value.

    There are plenty of candidates that you are looking for at Schofields which is next to the Ponds.

    It is numbers game....make manty offers.

    Also...some people on this forum are really great to giving generic advice. Focus on the details. 850k is an okay budget and you should get something in the Ponds. Just bargain hard....also...you may need to be flexible on the land size. Worry about the size of the backyard. I would also get a single story as the population ages...that will be easier to sell.

    We have friends leaving in the Ponds .
    They love it.

    They are British expats but its a diverse mix out there.

    The playgrounds are gorgeous so are the Basketball/netball courts and schools.

    2 train stations essentially border the Ponds so now transport links are good.

    The Ponds actually covers a wide area, with the housing closer to the new Metro stations commanding a premium here. Harder to find 4 bed houses true walking distance to either Tallawong or Rouse Hill stations but if this isn't a necessary criteria you will find something closer to the borders of Schofields/Riverstone and Quakers Hill. Also consider below suburbs of Stanhope Gardens and Kellyville Ridge. We've purchased for many clients in these areas since 2006 and have continued to be amazed at the fast expansion and rezoning of these previously very rural parts of the north west.

    With the new metro slashing the public transport time to the CBD and continuing development (including new infrastructure) I believe it still represents good buying in the sub $900K price bracket for torrens title freestanding housing.

    What do people think about the good side/bad side of Windsor Rd stigma? Eg. Being in Blacktown council vs Hills?
