    Any commutable options on the western line at that price point?

    Hey bro, a lot of new estates out West and growing.

    I think if you can stretch a bit more, around 700-750 and get a 2 bed, older but decent walk-up unit in Elwood/St Kilda West with good lifestyle options in the area. Houses selling for almost 2m on small lots 200 sqm. So I reckon it’s good value…

    Like this, quite spacious, in a complex of 8, 751 sqm lot;

    5/9 Tiuna Grove, Elwood, Vic 3184

    What's interesting with Lalor/Epping is that it has train and is same distance from CBD as Doncaster, Glen Waverley, and Clayton. Big reasons we bought into the area.

    Thanks I am really not keen on new estates. I dont like that stock type for a range of reasons. Would much rather go a dodgy, but established suburb. Not looking for a unit.

    what are the melbourne trains like? do people use them much to commute? I assume they are as relevant as trains in Brisbane/Sydney?

    Talking to my relos in Brisbane, I get the feeling that our trains are like Brisbane's buses.

    Trains are perceived as the mainstay core of the public transport to the CBD (although us in the NE subs use the freeway express buses instead). Buses are seen as necessary evils to shuttle between home and station.

    You mean "perceived to be dodgy" :)

    Commutable places with reputation along train lines:
    • Broadmeadows (aka "Broady") / Jacana. Refer @codeninja
    • Fawkner (Haven't heard much these days - still to have a station in the middle of a graveyard....)
    • Dandenong (aka... no I am not going to put it here)
    • Noble Park - again rapidly gentrifying, prices on the serious upward
    • The "B" sububrs - Boronia, Bayswater, Basin - but rapidly gentrifying
    • Springvale - but prices have skyrocketed recently (I prefer Springy South, Keysborough from a pricing point, but they need a bus to get to the train)
    • Frankston (there are good bits and bad bits refer @Harris)
    Other place not on a train line, but worthy of note due to proximity to CBD:
    • Heidelberg West

    One needs to note, when I start looking at properties, Richmond was an asian gangster zone with a fearsome rep (you had to avoid flying meat cleavers which was cross fire between rival gangs), Footscray was not far behind. Sunshine/St Albans were like places people never mentioned because the police wire taps would pick you up etc. Altona/WIlliamstown/Newport/Yarraville were considered industrial hell holes. Look at the prices now....

    Thanks Actually genuinely dodgy is better than perceived. Genuinely dodgy has opportunity for even more growth. lol

    +1 for this. Used to live in Springvale South with the family for several years. Enjoyed the quietness of the area, compared to the central Springvale area. Yes, need a bus from the Springvale station.

    I am also looking to buy PPOR with a budget of 600k max.
    This property is quoted advertised 565- 605, so I am assuming this will sell for way over 600k.
    Does that mean I need to be looking at houses quoted max price of say $500k? :(

    Frankston's median is well past $700k now so unless looking at an old TH, it is impossible to get a house for $600k there- Frankston north might be an option. For that budget, someone mentioned Lalor/ Epping which might offer a better alternative..

    $600k will get you into a house with sizable land in Hoppers and Werribee. We don't know what your requirements are so without knowing anything about you those 2 would be my pick. Other than this, what my man @The Y-man says looks pretty good too.

    @The Y-man and others. What is the story with contracts in Victoria? Can you make subject to finance and building and pest like QLD - or at least subject to finance?
    How does it all work?
