    What are you comparing it to as alternatives?

    Other 3 bedroom properties in Oran Park and surroundings (Leppington, Austral, etc.)
    Pre owned are almost as expensive as these and we are happy to wait and get it built. We can however get a touch bigger land in Austral but we like Oran Park better of the two.

    When i say other properties, I mean both pre owned and packages.

    Avoid H&L and buy established. There will usually always be a premium built in. You're better to find existing comps and at the very least negotiate with the builder/developer (and you can always negotiate) to those comps.

    You won't find much at that price in Oran park for an estabilished home.
    And that's due to the new releases with 300m2 or even less of land.

    Yeah, we decided to avoid it and go for something else.
