    I would not touch Brunswick (Melb) - does this guy sell property? Brunswick has a massive oversupply - do not touch imo

    Cranes absolutely everywhere in Brunswick/Brunswick East at the moment.
    Heaps of warehouses are being sold and redeveloped into massive unit towers

    Yes, and has been for 3 years....Brunswick has overpriced rubbish being sold and spectacularly overvalued and little value up. I have not sold there in 18 months. Developers puching heavy commissions to move stock....as stock is not getting sold. If there are - they are OFTP rubbish with heavy 6+% comms. Established stock maybe depending on how close to the public transport grid.

    Currently living in Vic Park in Perth, from eyes on the ground I can safely laugh as things are struggling to sell at their asking price, one recently was up from February for offers over $770,000 originally then dropping to $750,000 and ended up going for $650,000 mid November.

    I'm guessing they haven't researched what effect the airport is going to have in the future noise wise especially when the new runway is built. East Vic Park will be better but Vic Park isn't going to be anywhere as nice as it is now.

    Yes there are a lot of new shops and restaurants going in, but the main thing is they are not staying and keep changing hands.

    I can understand Carlisle, have always thought that was under valued just like Laithlain was, but noise levels from the airport affect both of these also.

    Just thinking on it a bit more it explains why there were a lot of husband and wife teams driving about slowly this weekend, I thought it was a bit strange.

    Chermside in Brisbane's north is my pick for 2016. Has all the ingredients, population increasing, lots of development happening, new transport upgrades, massive hospital, biggest shopping centre in Queensland and they are adding to this next year as well. House or Townhouse only.

    Keperra. Cheapest (non flood affected) suburb 10kms from the Brisbane CBD. Bunnings and a few other stores and restaurants being built in 2016.

    Acacia ridge looks undervalued too.

    Do you think this oversupply will have detrimental effect on TH's built in the nearby areas mainly Coburg.

    The suburbs you mentioned are covered in the your investment property magazine. There will be heaps of money flowing to these places I reckon. Or are we already late for the party?

    Larrylarry keperra has moved considerably less than surrounding suburbs over the past couple of years so I'm hoping there is still plenty left in the tank. I'm hoping the bunnings and new restaurants will help the area. Time will tell!

    Not at the moment just monitoring domain etc. Bought 2 houses up there 2-3 months ago so flew up from Sydney quite a few times. One in the north and one in the south. Good luck!
