    Very well.
    Found a few places on the weekend.
    Rang 3 agents Monday morning. 2 gone, 1 already had contracts in.
    Submitted a contract for it. Got the call before 2pm, managed to be the preferred purchaser - even though someone did offer slightly higher - due to not only our terms, but the manner in which we negotiated.
    Received completed contract before close of business, sent to MB and conveyancer.
    It's not always about the $$$ ;)

    Thanks, we have to get these approved so we still have a long road. However get the right designer/architect and you are half way there IMO. When I put plans and permits together some years ago for another site in Melb, I was told could only get 6 on site, went to another architect and he got 8 through Council, made a massive difference to the end value of the site. Hoping to repeat this:)

    Yes, correct, however it still needs to be approved by Council, we will still need to push **** up hill.

    Just making a guess. Is this property in Maroondah Council, in a GRZ1 zone with schedule 1 and schedule 1 stipulates 80sqm of open space per dwelling?

    Jamie I have 4 month settlement

    Got my drawings today and once we have finalized more than happy to share

    Elevations are contemporary I love it, but I need to work out whether buyers would go for this. Have a very clever architect, not the norm otherwise would be looking at 3 rather than 5, thanx bedeveloper for that one

    Will be making plenty of enquiries regarding the elevation, the area is leafy would lend to contempory, will find out soon, I am not a risk taker

    80 sqm of open space is tough. Some councils asked for just 40 sqm of open space for their NRZ zones and got knocked back and have to revert to Rescode's 25 sqm and 8sqm balcony (at the State's discretion). To stipulate 80 sqm open space for a GRZ zone is generous landscaping but makes it difficult for the total building site coverage. You will meet permeability criteria, no problem.

    I purchased at steal price which helps. I have 3 options and they will all make money.

    The more I can fit on the site the fatter the profits, fingers crossed.

    It's at VCAT. I've had 2 hearings already, one by the No.1 of the Planning and Environment List and second hearing by the No. 2. I don't know why they've taken such a keen interest in the case. We were all shaking in our pants including my barrister. He pulled me into his room the day before and told me it's killing him that he doesn't know why she is have a Practice Day Hearing to hear the case.
    Now just have to line up all my experts - town planner, traffic expert, maybe a landscape/arborist and of course barrister. Been reading up all the Tribunal cases every spare moment I have to look for similar cases like mine.

    This would do my head in big time, so do you think you will pull it off, from memory my project is chicken feed compared to this.

    I do not think for one moment what you are doing or have done is chicken feet, MTR. :)

    I got involved with a compulsory acquisition for my parents land for the NWRL That went for 2.5 years dealing with valuer/town planner/solicitor/barristers and 3 weeks full hearing at the Land and Environmental Court hearing. I broke so many brick walls..Trust me, you will earn your Degree when it's over.

    Keep your chin up Girl. Life is good. and we need you on the Logan panel :p
