VIC Hoppers Crossing, still good to invest?

    Hi all, I am new to the forum and thinking to invest in the west of Melb.

    I only have $350 - $400k budget and want to get something with decent land size and good infastructure, Hoppers Crossing is on my list, do you have any opinions about this suburb?

    I went to a few inspections in the past 3 months and was seeing the price went up crazy.

    Good things about HC-
    1. good public transport (2 train lines to choose (tarneit and HC))
    2. public and private (still under construction) hospitals available
    3. universities and selective school nearby
    4. Big shopping centre
    5. no more new land available
    6. Big block of land (compared to those new areas)
    7. 20km to melb and 30km to Geelong
    8. close to the "east werribee" development

    bad things about HC-
    1. compartively more lower socio-eco families in the area than others
    2. lack of good/reputable public schools (so property price lacks momentum to rise)
    3. quite far to the freeway (At least 10 mins drive to get onto freeway)
    4. Not many good food choices (compared to the east)
    5. transport to city by freeway is a trouble during business hours
    6. crime rate is higher
    7. still a lot of vacant lands/houses available in nearby suburbs

    So, is it still a good area to invest after the boom that it had last year?

    Or, should I look somewhere else?

    None of my investor clients are touching Hoppers Crossing. Lots of activity in Tarneit, Mernda, Wollert, Rockbank and Geelong.

    I bought a place there September of last year. I think it has great prospects along with Werribee. Went to 3 auctions last weekend, each one had 4-5 bidders and each one sold. I think it still has a way to go due to the factors you've mentioned and affordability factor...

    Be aware of the proposed Juvenile detention centre in weribee south, that's nearby Hoppers.

    Yes employment and more expenditure of an undesirable nature unfortunately.
    Depends what your perspective is.

    Won't they be locked up? I don't see the issue. The Centre would employ a range of staff and have various professional staff visiting.

    People do escape at times. There have been several riots, outbreaks, damage and thus loads of media around the nearby vicinity of these juvenile centres of late, do check the media and realise that all is not contained within the walls of the centre.
    It's highly undesirable to live in the vicinity.
    You will find this as the general consensus across the board.
    Would you like to live next door?
    I'd much prefer to buy/live elsewhere if given a choice.

    Have a look at the Ravenhall remand centre and the also the new one they are building next to it. Has it affected the values of Derrimut, Truganina or Tarneit which are nearby? Those areas have had huge increases, land estates are selling out release after release. Hot markets.

    The proposed centre is way in the south, surronded by kms of vacant land. No one will be living next door to it. It's a good 10kms away from Hoppers too. Highly unlikely an escapee will come knocking on your door :)

    Like many announcments, after the usual media coverage, most people will forget its there.

    I personally wouldn't be buying in weribee south but Hoppers would seem ok as it is far enough away. The centres will affect capital growth, but right now everywhere in Melb is booming so i don't believe the figures are indicative. Re: truganina etc. I believe higher cap growth/ROI can be achieved elsewhere for the same spend.
