hints to reduce/organise renovationfastest so property can b rented or sold soonest pls

    how have u managed to reduce time spent renovating to get proerty back for rent/sale

    eg building up a team of trades or a builder or experience buying things knowing what needs to be done and what order it should be done in

    what are all hints of how can time renovating be reduced and organised better so that property can be ready and rented or sold he fastest please

    • Actively project manage the works
    • Planning - inspect the site well in advance
    • Have your finances sorted before you sign contracts so you can pay and on what terms (contract terms vary, be prepared)
    • Prepare the scope of works/plans/specs
    • Go out to tender & get the quotes back
    • Sign contracts with each contractor which includes the programme, penalties, contract amount, home warranty insurance provisions etc
    • Have a healthy contingency fund
    • Confirm commencement date one week out
    • Be on site - every morning, mid day & afternoon (if they can see you're on site, there's no escaping)
    • Ensure anything that you have to supply is on site beforehand, so your running around & following up
    • Follow up every trade if they haven't rocked up - immediately, don't let the programme slip
    • Learn to scream, shout, rant, rave about the delays & cost of delays
    • Accept no excuses, their bad planning is not your problem - don't make it
    • Inspect the work & let them know it's good or defective
    • Pay them on time
    • Get any certificates or warranties from contractors prior to release of retentions/final payment
    • Spend the contingency fund on a well earned holiday
    • Take nothing for granted - query, clarify

    Allow an extra week and add the total cost of the vacancy onto the total reno cost. Sleep well.

    Get up on Monday morning and start some reno work at the IP at about 4.00am until it's time to go to the day job work, then go back to the IP straight after work until about 10.00pm....

    Then do it all again each day until Friday......

    Then do it for both days of the weekend.
