    They drove into the tap and busted it. The tap didn't fall on the car. Driver error so I'm not fixing their car! :p

    No, your just taking the view of a filthy rich landlord......

    Clearly your property hit ours, and caused damage to our car & you also have to own the responsibility of having safe taps not in the path of any car :):D

    I just argue my property did not hit there property, their property hit my property and damaged it and they are liable. Easy.

    Incidentally, you are arguing the tenants side in a hypothetical. In actual life, which is what I deal with, the tenant made no such claim, so you are 100% in the wrong :p

    They have a Magistrates Court and the Magistrate takes it very seriously when tenants frivolously waste the court's time. See you in court buddy :D

    Full disclosure, I have been twice and won twice :cool:

    @D.T. it begs the question: "Why did the lessor supply the microwave in the first instance?"

    & more importantly, "Can it be used to spy on the POTUS?"

    What a disgrace.

    However, I also note from the detailed picture they have supplied that their lounge doesn't seem to have felt underlays on the parts that contact the floor tiles, which will probably result in damage to the the tiling during their stay.

    Obviously they should be held liable for the retiling of the property when they decide to vacate...

    Assuming you want to double up on each.

    At least the teleporter will get paid off...
