May I suggest installing a carbon monoxide detector? Only costs from $40....

Not complaints but there was a Tennant damage thread in an airforce property investment intranet forum I was on years ago. A couple of the stories have stayed with me - One guy told of a house with only an external staircase. It had been raining a lot so to stop getting wet going downstairs they chainsawed a hole in the floor and put a ladder in it. But the one I thought was really funny was from an experienced investor that had moved away from property due to bad tenant damage. He said he got sick of cheap housing tennants so he bought a flash 5bdrm in Syd nth suburbs trying to get better Tennant's. He was strict with pm on requirements but despite that ended up with student couples living in house. Evicted for whatever reason. Over there next day trying to work out what happened and neighbours teenage son told of the insane party there the night before which he went to. Huge music people everywhere us college movie style etc They filled up the sunken lounge with water and detergent and were running in from the outside and scooting down the wooden hallways into the lounge like a waterslide. I figure after reading that 20 years ago I'd always get landlords insurance.

haha! I may or may not have wet the floorboards in a house in Darwin by overflowing the bath and directing the water down the hallway. If it happened, I was 5 at the time! ;)

The house is still there and featured in the movie Evil Angels.

Ok, well not funny but not usual either. Got a call from my tenant at 9pm on a Friday night... I drove over the tap in the front yard and water is going everywhere! Lucky I only live 5 minutes away because I needed a monkey wrench to turn off the main tap. I asked if the tenant would be ok without water overnight. Not ideal but it wasn't easy to repair at night. The tenant advised they had water and could manage without overnight so I got it all fixed the next day.

He was quoting the tenant, saying that they drove over it.

I hope they didn't go commando as the removal of splinters would probably not be the landlord's responsibility...

@D.T. is right. The tenant called and told me they drove over tap. When I arrived there was water going everywhere!

Shouldn't it be their cost to fix then?

One of our previous tenants wanted a garden shed. I said they can have one if they pay for it but they wanted a free one :p

They didn’t bust a tyre. A small ding on the bumper was the only damage to the car. They didn't ask me to fix the car.

No, it is for bunk beds as the other rooms are already full of students and cleaners :)
