    My new tenant had never lived alone. They made a comment on the property condition report that no sprinklers were provided so I had to go over and show them the end of the hose has a sprinkler. Also didn't know how to remove the old hose to install the new one. It's a click system :oops:

    We saw a note in a shop window, called the owner, got the keys and moved in.



    After ignoring the doorbell, serial door knocking and notes left by some Adelaide agent, a locksmith changed the locks when we were out.

    Literally this morning I received a job sheet back from my plumbers who did some work just around Christmas.

    Tenant said the toilet was leaking (fair maintenance request) and had been for the last week and getting worse. Plumbers report comes back and says that as soon as he walked into the bathroom he smelt urine, the puddles on the floor were urine, plus some up the walls and all over the outside of the toilet.

    Apparently the tenants son is just learning to use the toilet, and instead of using their noses, cleaning it up, paying attention or having their son sit on the toilet instead of stand - they chose to pay the plumbing bill that I will be sending them.

    @Xenia - that was the cheapest accommodation that I could find for the Xmas holidays - it cost me a visit to Vinnies for the rice cooker & mattress - & they deliver ;)

    My mould-complaining tenant has now lodged a breach and requested a rent reduction of $205/wk (!!) due to the mould smell which no one else can smell - it's now just a smell, rather than spores of mould floating all over the house. And also my lack of maintenance to a leak she did not report. o_O

    I'm trying to maintain my 'this is hilarious' attitude, but it's starting to wear slightly thin.

    I have had the opposite.

    My tenant lived in blackened mould ceilings for god knows how long.
    We asked them to clean and they said "yeah" but never did.

    I don't know how someone could live in such filth.

    So, 'who' has to prove 'what' in this situation? Does she have to prove that there is a mould issue and communication about an unfixed leak, or do you have to prove that there is no mould, and there is no evidence of communication about a leak?

    We've already proved there is no mould by getting the plumber out there. I guess the PM will be proving no communication about a leak. So glad I have a PM!

    This might be hilarious to some but not to us....
    Somehow Owner and Tenant met face-to-face. Owner is a Recruitment Agent (Overseas) and Tenant just lost a job. Tenant asked whether Owner can help and answer was "I forgot to bring my Biz Card, but PM can forward my email" ..... Two months on and Tenant has been chasing for Owner's email... :(

    Old ppl at a quarterly inspection "can you please ask the landlord to swap the gas stove to an electric one because we're old and forgetful and so may accidentally leave it on and we'll die"

    what a shame, feel so sorry for them :(. My mum and dad's getting old but there not at that stage yet.
