    Regardless, there are things you can use and do to make it have less of an impact; and to be frank, these designs employ none. They ignore the history of the area and they ignore the sensitivities of the area.

    It's not following the model they all agreed they liked and wanted to encourage when Allanah was Mayor. You're still going up against the old guard and this model hasn't changed any great deal in form; from the 4 townhouse option, so you're going to get the same responses as before.

    The neighbours still see the same form they saw before, with one less floor. to people like us, that's a huge difference; to the lay person, it don't mean squat.

    Remember it's a panel of Labor members and voters and your proposal is a hard right faction young Liberal, Democrats-on-speed type proposal.

    You're going to keep banging your head against a wall with this because these designs simply repeat what was refused before it - but for some reason a different result is expected because it has one less floor.

    So these designs just push for the legal definition of acceptable and just simply forcing the council to begrudgingly (or not so, as per your recent turmoil) accept it.

    And this is why this proposal will always face a strong headwind.

    I probably should update this, though that would presume I get DA :p

    Basic facts
    Where:
    Highgate WA
    What: 552sqm block zoned R80
    How Much: $1.05m for the site, $1.2 m for the development project (estimated)
    When: Nov 2013 (when Aussie kids rode dinosaurs to school instead of kangaroos)
    Plan: 6 Single Bedroom townhouses - 70sqm internal area + 15sqm balcony + single carport and courtyard. Spec level - urban funk.
    Estimated End Values: $500k each = $3m

    Well Community Consultation finished on the 10th so I'm waiting with baited breath to find out who/how/what objections were raised. I should receive a copy of all objections this week and it's killing me waiting. I really need/want less than 5 objections.

    May be bit late...but wouldn't it be feasible to make 2 bed, 1 bath in 70 sqm space?

    Haven't had a chance to read thru the whole thread, so apologies in advance if question was raised and answer.

    @Be Developer Yes you could but this is a special concession dwelling. If you build a one bedroom dwelling up to 70sqm then you can have a concession on the land lot size of one third. If you put in 2 bedrooms then you do not meet the criteria for the concession and you must use a full lot size. In this instance it turns it from a 4 unit site to a 6 single bedroom site.

    whats trend/demand/price points for 2 bedder?

    as you may already know 4 can be done under resi, 6 is commercial..

    Only maybe $25k end value more for the 2 bedder but I can get two less so the 1 bedders make more money. The demand for one bedroom townhouses is predicted to be high though there is little comparables in the area as most 1 and 2 bedders are apartmets.
    Yup fully aware about the lending differences between the 4 and 6. I have a lender who will do this with no presales.

    How do you go about setting up a contract for presale ?
    Settlement agent ?
    These presale contracts can then be used with your broker with the application for the loan ?

    You use a standard REA and contract with settlement terms xx days after titles are issued. It is the same as Off The Plan (OTP) sales - presales and OTP are the same thing.
    Some banks will only lend subject to xx% of units sold with a commercial loan to reduce their risk. So you put them on the market and get contracts signed for the number you need then the bank will let the loan go unconditional and you can start construction.
