    Mainly due to economy of scale. So little is done here and it was often niche sites that they could charge what they want. Grrrr

    When considering cost and efficiency maybe. Reverse brick will always win over brick veneer though.

    SIPS fascinate me and I'd love to use one day.

    Umm I think BERS and NATHERS are the same but don't quote me.

    Reverse brick veneer makes a lot of sense!
    I did some work installing window shutters (like half priced shutters, except they do a half assed job!)
    And its all about keeping the sun off the window. My parents went down the track of window tinting the north facing windows, did nothing, then got shutters huge difference dropping those bad boys!
    It's like putting a T shirt on our standing out of the sun, need to block the evil sun!!
    And bricks do a good job holding their heat and should be hidden. But can see the ease going standard brick veneer though

    Well really you want to get that winter sun and warmth in from the North.

    Eaves should do enough to hold out most of that summer sun.

    Regard shutters are you talking those ugly mechanical ones that make places look like prisions?

    Or as in similar to venetians?

    The ugly mechanical ones that make places look like prisions are brilliant! I have them on the north facing windows and they block a LOT of heat in summer. Open them up in winter and let the glorious sun stream in. I hate mechanical cooling and heating so I open or close (as appropriate) shutters, blinds and windows to heat and cool the house as much as I can. It mostly works and cuts down mechanical cooling and heating to a minimum.

    Ok so I received the Vincent town planning notice last week that the project had been assessed.

    Non compliant items were
    1. fencing and visual truncations - fixed
    2. flat roof - not going to be fixed. They like roofs which are 30-40 degrees but will allow flat roofs so it's staying
    3. first floor and balcony setbacks. They like balconies and first floors to be setback from the ground floor in a wedding cake model. Mine has an overhanging balcony which creates the alfresco underneath. This won't be fixed and will be sending back a justification
    4. side building on boundary 2 storeys high. This has permission from neighbour so I really hope will be allowed.
    5. over plot ratio. Plot ratio is 70sqm. I have 1 at 69, 4 at 71 and 1 at 73sqm. I have sent back a justification for this. Fingers crossed.
    It has gone for community consultation over the non compliant items and that will close 10th of April.

    In the meantime I'm having some 3D renders done and the first stage came back today which is just black and white with no texture, colour or landscaping.

    I see you started this in Oct 2013. Amazing it's been 2.5 years and the plans still haven't been approved?!!!

    Not my most impressive feat :p

    The original DA was endorsed by the council Town Planners for approval but refused by Councillors, mediation followed, DA reconsidered and refused again and set for trial in June 2016.

    In the meantime I have lodged another DA the one above and hopeful of a more pleasant outcome but who knows.

    2.5 years sucks big time. Serious self questioning has happened if I am to be honest about my own ability to pick a winner. The upside is that there is more than one winning plan for this site so I pick myself up and dust of plan B and keep going.

    There has been some opportunity cost of course. But not too much as the endless approval roundabout has meant that I simply do a couple of framed projects in Clarkson to fill the time gap and make some short term money.

    And here are the plans. I haven't done much work on the internals, it's all about getting walls and things in the right place for approval. Once that happens then I'll make the kitchens/living/meals work a lot better.

    But the new DA is 6 townhouses :) So yes pretty big progressive party :p

    It's a shame you're not injecting volume within your height allowances. I think you're getting a bad wrap because the forms and materials on this aren't reflecting the immediate neighbourhood. Highlight windows, to Vincent, spell overdevelopment.

    I daren't use any big windows on the second floor except the nice sliding doors to the balconies on the North side because of the issues I had from some very vocal people across the lane.

    What do you mean by volume? I'm not sure I know what you mean? Do you mean a non flat roof?
