    oh, brick is NOT dead....just ask anyone over the age of 45.

    so many conservative people out there that just parrot what they've been told like a good conservative does.

    Let's all do the knock test lol!!

    Bricks and WA is a long standing marketing windfall by brick manufacturers. We have all the resources to make bricks here in abundance and they like making bricks.

    IIRC, that's one of the reasons for so many block houses in FNQ - there was only a small amount of suitable materials to make bricks, so once those sources ran out they had to switch to Besser blocks.

    Our house is actually double brick on lower storey (two different colours inside and out, LOL, although we've now rendered inside) and hardwood frame on second storey.

    EDIT for actual relevance - Such a long process! Fingers crossed for your next meeting.

    With a dual/triple frontage property like this, would you have considered subdividing first then having 2 separate MD blocks? To get extra crossovers, and minimal common driveway?

    Not for this block. It's only 550sqm and not very wide so at most the driveway would have been 13m long (the width of the block from the laneway) with parking either side off it. If it was a bigger block then it might have been an option.

    Westminster, with this new concept I don't understand how you can have 6 properties on 90m2 blocks each if the R80 average is 120m2? Are they more like apartments and therefore corporate body strata feed etc?

    They are a special purpose type of dwelling called a Single Bedroom Dwelling which only needs 2/3rd of the land normally required. They are similar to a granny flat but have their own title so can be sold separately.

    Excerpt from the Rcodes:

    5.5.3 Single bedroom dwellings

    P3 Alternative and affordable housing options for singles or couples where it can be demonstrated that the development:

    • reduces car dependence, i.e. is located in close proximity to public transport and convenience shopping;
    • does not impinge upon neighbour amenity; and
    • responds to a demand for single bedroom accommodation in the locality which is recognised in the local planning framework.
    C3 Single bedroom dwellings shall comply with the following:
    1. a maximum plot ratio area of 70m2;
    2. open space and landscaping in accordance with the requirements of clause 5.1.4 and 5.3.2;
    3. parking provided in accordance with clause 5.3.3 C3.1 and C3.2;
    4. an outdoor living area in accordance with the requirements of
      clause 5.3.1 but reducing the area required by Table 1 by one-third; and
    5. comply with all other elements of Table 1 and Part 5 as relevant.

    @Westminister - What is the % price difference for construction between brick & tile versus Harditex cladding with render finish per unit for your Plan B.

    @ottg like for like design it can be up to 20% plus time savings.

    What is that a percentage of overall build cost?
    Time savings are a plus but I must be ageing fast over here cause I'm liking brick! Brick veneer or cladding doesn't feel as "solid" as brick (obviously)

    Hunh? Not sure I understand the question.
    I haven't had this quoted by both types of builders but I'm finding that it's about $1700/m2 for framed and around $2000/m2 for brick - both turnkey. But each site is different and it's hard to compare apples with apples.

    Sorry, I miss read it, I thought you were only talking about the wall component of the price. But 20%overall is significant!

    "You will probably find much to your surprise that building costs for brick and brick veneer are very similar in Perth. This is very different to NSW or Victoria where double brick can be twice the cost of a brick veneer house."

    that's because the chippes all came here from Melb and Qld to capitalise on us not doing veneer and have jacked their prices up to match double brick.

    Still Brick Veneer, Reversed Brick Veneer or double brick still are the best way to go when considering cost and energy efficiency of the building. Thats what ive been told from my lecturer anyway who also works in the industry.

    It will be nice when the majority of us start using another product like SIPS or something and the product then becomes cheaper as demand increases

    @Westminster is BERS the same as NATHERS?

    Also can someone explain to me about the survey strata vs built/build strata?

    If your lecturer suggested brick veneer is the best for energy efficiency i suggest going in tomorrow and telling him to find another profession.

    I think the best result is from using a range of materials and finishes to suit the orientation, location etc.

    I personally like building with double brick and installing the biggest possible Air Con available on the market.
