    So we went back to the original design and had the DA expiry extended and clearing started last week. It's hard to believe but this little drama queen of a site is actually happening

    The drama queen site can't help but keep giving me dramas :rolleyes:

    They were boring for piles and hit the water table at a mere 1100mm so had to stop. Plan B is to do screw piles which is more expensive and I'm waiting to hear how much more.

    In the meantime the glass half full type has deleted the line item for reticulation in the budget as I'm pretty sure the plants can use that water.

    Is the water table that low in the area? i.e Sam e problem with Phelps Lane?

    Also, could you have combined the two sites to deliver a better outcome or was SBD's and apartments a better mix?

    We hit water at around 3000mm deep on Phelps Lane so quite a bit deeper when we were building the sewer tunnel so there was some thoughts we'd hit it around 2000mm with Turner as it's a lower site. Not this low though

    The 2 sites don't actually touch, there is 2 houses in between. Maybe one day when I buy everyone out I can do that :)

    I'm watching a project around the corner 100m away with MUCH interest.

    They have sold 40% off the plan which is a pretty mean feat with the market sentiment in Perth at the moment. Demand has been high for the larger units and they are now customising/combining some of the smaller units on request to meet demand

    PARQUE RESIDENCES - 115 Wright Street Highgate

    2 bedrooms, 2 bathrooms with 1 carbay from $575,000
    3 bedrooms, 2 bathrooms with 2 carbays from $750,000

    A very exciting week. Now I have to be patient and finish tweaking the plans as we laid the slab to meet a Council deadline (DA expiry) and now have catch up work to do.

    I'm considering using some of the CSR Cemintel cladding in this project if it's suitable and priced right. I quite like their concrete look range called Urban

    This whole side of Phelps Lane is subject to high water. There used to be a creek under Turner Park that apparently still flows underground.

    Would explain the abnormally high water table.

    Traditionally you need to be 1.2m + above the high water mark though....?
