High crime areas growing more than others

    Ok I get it. Its simply people being squeezed out so in the lesser of the two terrible choices they choose an area they can afford for a bit o dodgey that is fast disappearing in the attempt to own a home. I'm not rich, I'm single and I would do that to get ahead

    It's like St Kilda when I lived there I think. 15 years after the fact people still bang on about it being rough. I think same case for there but I don't know that part of Syd.
    Rough and dangerous is a joke in AU. I lived in South America and from East Europe family. Australia no problems. So suburbs on the turn are no problems

    A lot of crime in those areas aren't random crimes. So they are not particularly dangerous. Guildford and Merrylands have a lot of new builds, so that would increase prices.

    A very dumb article. I'd be more worried about buying a townhouse or apartment in 'dense' outer suburbs in Melbourne. Think of Officer, Tarneit and parts of Wollert.

    Sad I'm not attracted to fat ugly crazy rich Chinese guys which is pretty much how it goes here. You can spot em cause they wear the most gold bling with black clothes. My recent fav was gold Gucci sneakers with a blinged-out Versace Tee and rings and chains. I know picky picky!:p

    Not sure where they got their crime stats from - trying to find it. AFAIK ascot vale, Brunswick, and Caulfield don't have much of an issue....

    I suspect it's driven by affordability. Previously undesirable locations lag behind other suburbs. Eventually people realise that they're close to some useful amenities and comparably very cheap. The herd moves together, after years of going nowhere they show massive growth in a short period.

    It's happened repeatedly for a lot longer than I've been looking at property.

    Actually I wonder if commission housing skews the stats? AV has a HC village, there are vertical cruise ships in places like Prahran, Richmond, Sth Melb etc.

    BTW not complaining about them being the high growth subs! I have IP there :D

    Crims gotta spend money too - Real Estate

    Looking at Sydney suburbs they aren't really HC suburbs

    More traditionally working class suburbs that have evolved with migration patterns. They were rough before and some of the migrants that moved in are still rough - but lot aren't but its a complete transformation in demographics thats prob caused this than crime.

    Can't immediately recall the podcast I heard it on, but this relates to gentrification. As an area becomes fashionable, crime follows.
