Hi everyone, We live in Melbourne and have been reading threads in this forum for few weeks now. What a wonderful bunch of people you are, sharing knowledge, ideas, solutions and helping others to reach each individual goals. We are at our early 40s. Started investing 5 years ago. Our long term goal is to help our 3 kids to buy their first home (at least by giving them the 20% deposit), living a good retirement and travelling around the world. We have 2 IPs: Horsham and Melton, still need to learn a lot in buying and investing. The Horsham IP has moved up a bit and the unit in Melton looks like it stagnated atm. Currently looking for 3rd IP at mid 200k price range with about 5% yield and some CG to help us to buy 4th property. We have been looking and researching Ballarat North and Wendouree (but away from triangle HC). Still not pretty sure to go ahead with Ballarat. We are puzzled with (very) slow gain prices in Ballarat and I can also see the rental price has declined. Maybe you guys can give more info about Ballarat or other areas to look at or strategies input? Thanks all.

Hi Paco, and welcome! Read 'The Millionaire Next Door' and don't give the kids the money. Make them earn it. Your successful retirement is more important to them financially then their house deposit IMO
