Hi, newbie from Sunshine Coast

    Hi there!

    I'm Sunnie from the Sunshine Coast, QLD.

    I'm 27 and my partner is 32, we have currently have 3 properties. He is the one with the good income and I am the one with the interest in investment so far has worked great for us.

    We have become accidental investors by purchasing PPOR and then renting them out when we buy a new one. Our strategy is buy lower end for the area, gain equity through good buying/ some renovation, rent out and hopefully hold forever!

    I am hoping to gather some great advice so we can keep moving forward in the right direction!

    Hi Sunnie,

    Another newbie here..

    We have just moved to the Sunshine Coast and also have 3 IPs. My husband works FIFO and I love property, so we have a little in common!!

    A huge congrats for doing so much so soon, its great to see!

    I too consider myself as a newbie, as so far we have been passive investors (buy and hold). I'd really love to become a lot more active in investing now that I have the time to dedicate. Looking at strategies other than buy and hold that may work on the coast?? We are from Melbourne so any help would be amazing as we have zero suburb knowledge.

    The only advice I have is to look at how you are structuring your finance, and whether or not you may want to buy within a company/trust in future for protection.

    Hi Sunnie,

    Welcome. Like you and @Mel S-F my wife and I are passive investors on the Sunny Coast looking to get more active. We're also "Mexicans" too having come up from Melbourne 18 months ago.

    Both in our early 30's, with 3 IP's. 2 in Melb one on Gold Coast.

    We've had the same strategy as you of buy, reno/build as PPR and then rent and hold when we move.

    Except our last project which was a vanilla 4 bed / 2 bath / DLUG build on the Gold Coast - rented from day one. That project left us knowing we needed to add more value and boost income at the start of projects or we'd quickly run out of equity and/or serviceability.

    Made lots of mistakes. Still lots to learn.

    So here we are...learning what we need to know to begin our first 'real' development project - hopefully a duplex site or splitter block on the Sunny Coast so we can keep a close eye on things.

    Would be curious to share insights.
