    Hi. I'm Steven Ryan.

    I'm days away from turning 30 and have recently begun chasing my dreams by following my passion of helping others along their investment journeys through my work as a Mortgage Broker (Interstellar Finance).

    Investment timeline:
    • 2010 - 1 bed apartment, Marrickville, NSW - $313,000
    • 2013 - 2 bed apartment, Marrickville, NSW - $460,100
    • 2014 - 2 bed apartment, Marrickville, NSW - $500,000

    I'm shopping for houses in Brisbane at the moment.

    Outside of investment, I have a diverse range of interests.

    In particular:
    • I'm a huge science nerd (the whole spectrum from physics and cosmology to neuroscience, quantum computing and everything in between)
    • I practice Vipassana (mindfulness) meditation daily
    • I'm fascinated by consciousness and the variety of conscious experiences possible to human beings
    • I have a deep interest in the future–particularly the exponential growth of technology and the era of absolute abundance humankind is transitioning into. You ain't seen nothing yet!
    • Enthralling conversations
    • Exiting my comfort zone
    • I love people and have hosted over 70 guests in my home via Airbnb which has been one of the most enriching experience of my life.

    Now that I'm out of the closet :)

    They've performed fairly well, thus far.

    I'm very interested to see how the go when Sydney as a whole eases up at the end of this growth phase as there are some very strong growth divers in place and I feel they'll outperform the city as a whole by a margin.

    I purchased all approx:
    • 350m from Dulwich Hill train station (completed less than a year ago)
    • 400m from Dulwich Hill light rail
    • 50m from Bus
    • 5-10 min walk to Cooks River, Marrickville Golf Course
    • 1km from the $40 million forthcoming Marrickville Library
    • 3.5km from the $165 million Marrickville Metro expansion (also hearing rumours of big retail like Masters looking at nearby sites)
    • Moments from an ever-increasing number of hipster cafés
    And then there's the proposed new heavy rail extension which can't hurt:

    wow! Indeed very nice portfolio... I missed out buying in Marrickville. It's already very expensive right now.

    Stephen, Marrickville will always do well for years to come.

    Given you are a science nerd, just to remind you that New Horizons will flyby Pluto within 25 days. It was launched off Cape Canaveral in January 2006. So it took 9.5 years to get to Pluto. I am very excited about it also!

    Thanks. I'm very aware :D. I've had my eyes on that mission for the last decade and the flyby is only a few week after my birthday, which is going to be the best present of my life!

    Hi Steven. You sound intriguing...like a character from a movie :p

    Did it worry you that you've got all your IPs in one area? One option for us is to buy in same suburb as PPOR...if the numbers make sense. At the moment, the properties here are too expensive. But if I see a good deal, I might want to snap it up. Not sure about the eggs-in-one-basket thing though.

    but its not eggs in one basket at the start of his journey. he has bought well in an area with good cg, this puts him in a position to buy more eggs in bris. then he'll have eggs in more than one area. then continue buying eggs in the next city for cg

    Bob nailed it.

    Doesn't worry me, no. My plan was :

    1) Build capital
    2) Massively expand portfolio

    From my extensive research all over Aus, Marrickville was the place with the highest prospects for short, medium and longterm growth I could identify and being on the ground here, I went to open homes every weekend for 18 months, knew the market intimately and could smell a deal a mile away–not to mention I'd build good rapport with a number of local agents which doesn't hurt. #2 and #3 were bought under value (conservatively $20k and $40k under, respectively). In fact, drew 2/3 of the deposit for #3 from #2 just 3 months after it settled.

    This is a basket I'm happy having my first 3 eggs in though as I mentioned, I'm buying in Brisbane now. I'll buy what suits my strategy, where I see growth drivers; whether that's all over the place or heavily concentrated in one spot; whether it's in my backyard or on the other side of the country. :)

    I'm still trying to get used to your new name.

    I made the huge mistake of selling my Marrickville unit a few years back. Kicking myself now.

    Just wondering where you're seeing good value in the Brisbane market.

    Broadly speaking, houses in the 5-15km radius of the city are looking very good but the city as a whole looks great. GFC then flood means you can buy at 2008-2010 prices in a lot of areas. That won't last.

    Cheers. I bought two houses in Zillmere last year. Hoping it'll be a good proxy to ride the Brisbane wave (whenever it decides its sweet time to come).

    Considering to purchase another in Brissy or North/West Melbourne.
