    Hi everyone,

    Happy New Year and a belated hello from Sydney. I'm Paul, 41 yo with wife and 3 yo kid. Have been an avid reader of Somersoft years ago and recently started to read & post on PC. The lull in between is due to kid coming into our life and keeping us busy, plus watching Sydney property market going crazy (sitting on our hands and just pay off our debts) :)

    We have 1 PPOR and 3 IPs, all in Sydney. First purchase was back in 2008 and last ones were in late 2012, so have been lucky to ride the wave in Sydney's crazy growth.

    Haven't quite looked at interstate yet or development or commercial properties yet, but planning to learn up from all the gurus in PC to help plan the next move.

    Have a great 2017 and looking forward to chatting to you all.

    Thanks everyone for the warm welcome.

    My problem now is that everything in Sydney looks expensive and/or low yields, compared to when I was buying. Will be doing more research outside the areas i am familiar with to hopefully dip back in the property market later this year or next.

    I haven't really sat down to think of the goals, although I probably should. Very rough thoughts are:
    1. If Sydney market soften in late 2017 or 2018, then buy and hold. This is similar to what we've done previously. May look at commercial properties for a change compared to just resi.
    2. If property market doesn't soften, then look at interstate, commercial properties, etc.
    Would also depend how my job goes to help fund the investments :rolleyes:

    Any suggestions on how to develop a 3 year goal would be appreciated. Also keen to hear what others 3 year goals are.

    Do a lot of research on the commercial market - a very different beast
