Lurker but first time poster. Interested in the Perth property market. Currently own PPOR and have 2 IP's but don't get excited, they are in the Armadale/Camillo area. Only bonus is Armadale one is zoned R40 and can do a rear battle axe with no demolition required and the other IP is next door to my PPOR so have 2 blocks at 1600m2 total in a currently R25 zoning. Both the IP's are rented but when the tenants eventually move will be looking at developing so will be asking a lot of dumb questions, especially to those developers in the Perth market. Cheers Ken
Welcome Gtrken! Nothing wrong with Armadale brother I am a builder/developer and have done fairly well out of the Armadale area. Certainly there are risks which you need to be aware of, but as you ask questions, I'm sure you will do well out of your developments too Rgds, Angad

Really ? I reckon you must be one of only a few who have made money. There seems to be a lot of stalled small block developments around, some of them over 2 years old ( Cnr Lake and Railway being one ) Cheers Ken
Yeah, many people have gotten burnt, but that is not just Armadale. You have to manage costs properly, and you have to be sure that your product stands out as there is a lot of supply of generic products. There is also clay in those areas and that trips people over who do not know what they are doing Rgds, Angad
