Watching the market closely in SE Melbourne as an investor with a with to converting to PPOR, would like to post in the property market economics forum but apparently new accounts are barred! Have a nice example of a 25% decline to post Watching to see how much stock is available once we hit Aus day - usually when the listings appear. Are many sales being done on the quiet at the moment?
I'm currently building a new home in Melbourne's outer East. Construction should be finished within 3 weeks and everything else a few weeks after that. The property value doesn't really bother me, I intend to live there for the next 20 years, but I'll have to get a valuation just out of curiosity. The construction valuation was done roughly at the peak of the market and I was very surprised by the result.

Welcome Primary 341, lots of good info in here. And yes lots of deals being done on the quiet at the min, we've bought for about half of our clients this year off market.
