Hi from Gibson

hi I'm new to the PC community having only caught the tail end of Somersoft via some of the regular property commentators on Twitter (Kusher, Wargent)
Am a voracious reader so I'm keen to learn a thing or two as we restart our property investment journey
Bit about me
Late 30s Sydney born and bred (inner west)
Married, living in Ryde/Eastwood district for last 5 years , 2 young kids

2005 - PPR 2b Townhouse in Leichhardt, $450k
2010- PPR 4b home in Ryde/Eastwood area $1.2m
2015- IP 2b Unit in Annandale, $740k

Hoping it's not another 5 years until our next purchase. A bit late to these property forums and there seems to be quite a lot of v experienced players so while I may not be posting a lot I will be taking a lot in.

I would imagine you are sitting on plenty of equity given your current property holdings - Leichhardt would have almost doubled and the 4 bed house would be up a few hundred grand too.

Without knowing your financial situation I can't say for sure, but I get a feeling you'd be in a position to buy again in 5 days, not 5 years

Well done on the properties so far. I'd be very happy to have those in my own portfolio!

Ha, thanks Y-man I just bought my first Gibson 1959 Custom Shop ES-175 Reissue about 18 months ago..its the same as in my profile pic.. have been mainly a Fender collector, mainly US strats and a Tele.
What's your set up like? Been playing long?
Really need a decent valve amp, any tips?

Cheers Steve, maybe 5 months then... All good, there just seems to be a lot of mixed messages out there and an over obsession w the B word. There's not a day that goes buy where Sydney's market isn't analysed to shreds (to use a axe man's term!)

 

Thanks Azazel, waiting to settle on that 2015 purchase.. Indeed Sydney prices, not sure where they will go to but we were happy w the location of this unit and proximity to all the necessities

As per above! Annandale. Proximity, amenity, some great venues - of course a muso wouldn't be a muso if you haven't been to the Annandale Hotel (live music or not)
Leichhardt Council has one of the lowest development approval rates for units over the last 12 months. This could all change if the Govt gets its act together over the eyesore that is Parramatta road
