Hello! Just a quick intro - I have joined PC to help out where I can - I worked for 8 years for the Residential Tenancies Authority (RTA QLD) as a conciliator/mediator resolving (trying!) tenancy disputes between landlords/agents and tenants (I think I have dealt with well over 15,000 tenancy disputes - never a dull moment!) so I am veryyyyy familiar with the QLD rental legislation. I have also (and still do) work in the Property Management industry with over 18 years experience. Hopefully I can help answer any legislative questions PC members may have as often it can be a little grey in areas and confusing at times! Anyway that's me and I look forward to hopefully meeting other PC members at the Brisbane and Sydney meet ups in the future
Hi and welcome. In your role, how did you find the balance between the landlords and tenants available legal rights?
Thanks DT! Good question..The RTA in Queensland has heaps of information online with fact sheets etc and a free call centre that tenants, agents and private landlords can utalise. I guess by the time the conflict came to the dispute resolution section of the RTA, in many cases, all parties involved had enough time to research the legislation prior to prepare (not always of course!) In saying that though as the legislation is a little unclear/grey in sections and it's huge there was always information people were not aware of that I had to bring to their attention. Generally though, tenants and private landlords did not always know their rights or the legislation as much as an agent- I guess because agents mostly deal with legislation on a daily basis..but help and advice was always available equally for all, they just had to make calls or research themselves.
I did have one but I sold a few years back! Kind of regret it now as it seems to be taking me forever to get back into the market - hoping to buy one this year though!
