I'd be keen to hear some more on the projects - especially the Perth one.
I'm a little confused how to take your company numbers as I can't tell if it's personal projects, client projects or strategic alliance projects.
How does this strategic alliance work?

My personal property development threads are running under development section - you may have seen them.
I must admit that i haven't had much chance to update them (as much as i like) but most info is on them.

I don't have development project in perth. just stock standard R40/R60 corner block with house on it. Not looking at developing in current perth property climate.

    Re: startagice alliace/project numbers

For @MTR and @Shahin_Afarin .. We manage their projects as any other customer on our book. (Forum or non forum)

For other partners - we recommend their business as we see it fit (and vice-versa).

    Officially removing Buyers Agent title!

(We still hold relative REA licences across States and will continue to hold them)

We are moving on to bigger and better development opportunities overseas.

We will continue to manage projects for clients on our book and assist clients who already own potential development sites.

Just diverting resources on development side then finding Property Developement sites.

Still a Property Developer - Just changing location of turf.

More on Be Developer USA in due course!

    Stay tuned ;)
    (Only if interested :))

    Thanks @Colin Rice

Book is somewhat focused on property development.

Article is focused on strategies(conservative but aggressive) to create actual wealth $$$$....not fancy words like equity, cashflow etc.

Financing for non - citizen isn't possible! Except hard money lenders on special occasions.

We went all cash in. So far works out to be USD$7 million - end value/new build if we happen to build everything we bought.

Early days to ascertain figures . however, it looks good!

I would like to thank Chirag @Be Developer for his commitment and hard work on successfully obtaining a planning permit for my Thomastown site/project (3 townhouses), which was no easy ride! Council were in absolutely no rush to do anything, which was mighty frustrating.

I purchased this property in late 2014 and the plan was to build 3 townhouses, however after crunching the numbers and discussing the pros and cons with my accountant I decided to sell the block with plans and permits in place.

We recently went to auction and my property with plans and permits sold for a record price.

One of reasons why we achieved a brilliant result at auction was because the team at Bedeveloper were able to maximize the potential of the block.
The townhouse designs/layout were superior to what is currently being built in this area, with attention to keeping building costs down, while maximizing space. This is a clever design and the difference in achieving the bigger $ I believe.

It had been a long process which started with a former member on this forum, and after being rejected by council I was told only option was VCAT.
I then spoke to @MTR who suggested I contact Bedeveloper as she used their services and she highly recommended them.
I am glad she did, as I was in a crap situation/mood after being rejected by council and I was pretty much left with no out.
This turned around once Bedeveloper looked at the project and basically turned it around.
8-10 months later, resubmitting plans & dealing with the council I finally received the permit.

So again many thanks to Chirag, and I look forward to continue working with you into the future mate!

    Hi Adam

Really happy that it worked for you, brilliant... onwards and upwards.
Well done Chirag, I know how persistent you are:)

Sometimes if there is plenty of fat in the deal it makes sense to just sell the DA while the market is hot as long as you have other projects to move onto and just keep growing wealth.

    MTR:)

Thank you again Marisa for putting me onto Chirag.
Everything has worked out fantastic, at stages I thought was it really worth it!
The headaches from council was the major turnoff
