    Hi all,

    Have been a lurker for a while but about time we said hello and a BIG thank you for all that we have learnt from this site and its contributors.

    We are currently looking to buy a couple more properties before getting to the consolidation stage of our property journey.

    I have stayed at Middleton Beach caravan park a few times and it is amazing.

    Thanks @Ross Forrester it certainly is a beautiful spot. My wife is originally from Albany and we moved back here in 2003. Previous to that I came from UK to Fremantle (of my own free will). Have lived in Fort Lauderdale (states), Wellington Point (QLD) and a few different suburbs of Perth. Albany beats all of them :)

    Hay @Property Twins we are currently looking in QLD - CBD, SG and GC for our next purchase and then possibly Adelaide for our next. After that we would like to get a 2x1 in Perth as an IP to start with but for our use in retirement so that we can travel and stay easily (our kids are 2 Great Danes). First two purchases in the near future and Perth, well we wait and see.

    We currently have a 5x2 in Winthrop WA and a small farm (75ha) on the out skirts of Albany which has 2 houses we rent out plus the lease of the farm land.

    Oh and our PPOR is in Albany town its self and paid off.

    Welcome to the forum.

    You live in such a beautiful part of the world . We are frequent visitors to the Cape Howe region close to Albany.

    Being an investor in Adelaide I would recommend you speak to @DaveM and @D.T. both from the forum who specialise in Adelaide properties if you ever need some advice.

    Was in Albany a month or so ago as a first time visitor. Went and watched the sunrise a couple of mornings from the Anzac memorial at Mt Clarence. Stunningly beautiful.

    Out of interest, why are you looking in QLD - CBD?

    If by that you mean Brisbane, there is a level of oversupply there at the moment.

    Welcome to the forums.

    I love that a small farm is 75 ha But there are huge farms down that way.

    Albany is beautiful - I used to go there as a kid for family holidays but as an adult I appreciate it a lot more. I have 2 friends that live there so I try and get there 1-2 times a year.

    By CDB we do mean Brisbane and this would be my least favourite of my other picked areas. Two suburbs I am interested in are Ascot and Morningside, but as you mention there is an oversupply and a high vacancy rate, leading to rent discounting and masses of new apartments coming on the market to compete with. I can see tenants just following the new apartment market to get the next trendy place to rent rather than staying put.
    We have basically worked out that it is not the best area to be but I have that saying in the back of my head that 'closer to the CBD is best'.

    Our preferred areas are GC with SC a close second (but need to understand the driving factors for this area more)

    It is a beautiful place to live, just wish it was a bit closer to Perth, but then I am sure it would not stay as nice as it is.
    Yes 75ha is a large hobby farm (hard to believe that in Europe this amount of land could make an income to keep a large family employed) We used to farm cattle on this and another farm we had (that was sold to buy our Perth IP) My wife is from a farming background and as you say there are some large farms down this way.
