    Totally agree. The other key thing I can't stress enough is the risk mitigation - that income may stop at any time - in which case you need liquidity on the assets (without copping a huge loss). A massive outer perimeter block can be a pain to offload in an emergency if a situation arises where the income stops and you can't afford the holding costs.

    Inner city houses and/or large tracts of land in middle ring suburbs are *comparativley* much more liquid in a fire sale situation.

    Or consider IP insurance ... be prepared, it will cost a fortune, and you really want to go through underwriting, but I don't know how that will go with the increases you are describing.
