Help with desktop valuation

    Hi just wondering if anyone could give me a hand valuating the price of a townhouse I am looking to purchase, thanks.

    Hi Dan,
    Some suggestions to start you off:
    *Get the Bank of Queensland app - great info and free!!
    * Look at recent comparable sales data (local area, same number of bedrooms) from Realestate, domain, on the house (on the house reports may include more properties but may not tell you the number of bedrooms in many cases). This is all free too.

    In general though, once you have that info, you need to take into account the number of bedrooms, bathrooms and number and type of car accommodation - is it a car space or garage as factors that can impact on prices.

    Also keep in mind location and strata - are there any strata issues? You don't want to buy in complexes with issues costing owners a lot of money if you can help it.
