    Ok, so I'm potentially looking at buying a PPOR, the issue is the bedrooms are small and there is no ensuite to the master.

    There is a 3300x3800(approx) patio off the front of the house that is cute as, but I think I need to sacrifice it for the greater good.

    I need about 1000-1200 off the 3300 side to extend the entrance to the house out to the side instead of onto the patio.

    What could you do with 3800-4000 x 2000 space for a walk through robe ensuite?

    Would something like this work @Brady @Westminster @Sackie, I'm unsure on minimum spacing for alot of things, the shower is 1200mm, and the Vanity was going to be the rest of the space, or say a 750mm unit.

    The grey area is the existing porch.

    Look for a more suitable property ;)

    I doubt you or anyone else will ever see it as anymore than stuffing an ensuite in the veranda area :p

    I've failed to mention it's on 802m2 corner block with subdivision potential 5yrs down the track etc, or whenever Covid19 is not a worry.

    Its all under the one roofline also, see below.

    I guess it's more Alfresco than verandah perhaps?

    If you touch it and don't have any other usage/access, just use them all. Make the en-suite bigger with double shower and double vanity with separate toilet.

    The access will be just below the ensuite along that wall.

    Added the door, and this is the only spot a front door could be added.

    Can anyone remark on the width of spaces for hanging clothes/drawers, how about the area between, is it wide enough?

    Hoping to get some pointers on standard measurements from those that have renovated/built a lot of properties.

    Yes I am.

    Its still available, im exploring a Subdivision DA on the block as well, so i might try to sign a contract subject to DA/Finance and try to get the price down around median or a little under for the suburb.

    Your expertise would be greatly appreciated.

    They didnt release a floorplan online, which annoys me to know end.

    I only have my estimations, this is the best I could produce.

    Is there any scope to change anything else internally?
    Like could I make the living/dining at the rear into a master and ensuite instead of the front?

    Quite possibly, hadnt really considered it tbh.

    POS might be a concern, ill get you the position on the block.

    I've cut the picture off where the boundary should be on the bottom of the picture, about 6-6.5m setback from north and south boundary, east is 900mm, was planning to put the POS bottom right of picture as its northerly aspect and need 5x5 area 40m2 total.

    If I were to locate it to the top left I would be on the southern side of the building for a 6x6 and 60m2, though it would still be doable.

    I'm putting my thinking cap on this.
    The "annoying" thing about the house is the 2 very spacious living rooms - one which would be a dining area I assume but it's ridiculously large for that and the way the house flows is terrible.
    Your idea fixes the initial problem but I'm wondering if there is a better solution.
