Help me do a feasibility on large development

    Thanks. I've lodged a similar feasibility study request with the utility here. It costs a fee, but it will be money sell spent. Should get an answer back within the due diligence stage.

    A builder I was speaking to recently mentioned they have to build a substation as part of their 5 unit development. It's non negotiable and a take it or leave it scenario with the utility.

    Congratulations, have you factored in developer contributions/infrastructure levies?

    Yeah.... Confirmed with council and it works out to be about $100k all up.

    Western power have indicated they won't be provide a response for another 4 weeks. This is after I had to chase them for a initial response 1.5 weeks ago. This falls out of the due diligence period. Bl00dy hopeless.

    Any ideas on how I can determine whether a new substation is required?

    Electrical engineer? They should be able to provide you an informed opinion, even if it's not 100%

    Can't remember who I've used in the past, will try to dig up someone

    We are likely to pass up this opportunity. It's a meaty project. Big rewards... but also big risk that requires a lot of capital.

    What tipped me was seeing this video on another thread.


    We've got our "f you position"... and probably don't need to risk it.

    Kudos to you @mrdobalina, it takes guts to walk away from a potential big deal when you can't ascertain the risk items.

    Who knows, western power may come back to you with the answer and it might still be for sale later on

    market trending down, perhaps opportunity to pick up something from distressed vendor, a better deal, less risk.
