QLD Help me choose a suburb North Brisbane

    Hi All,

    Have been silent follower of PC community. Planning to start our first IP journey with $800k-$850k. We live in Sydney but decided Brisbane because of being a capital city, the overall economic situation, affordability and long-term perspective. The goal is to pay-off PPOR and IP in next 10-12 years and then take it from there.

    Looking for ideally 4/2/2 on 600ish sqm block of land. We are looking for a suburb that isn't flood prone, has nice schools, good community, infrastructure, lifestyle, train commute to city around 30 mins, around 15-20kms from city, higher owner to renter ratio and has growth potential. Potentially a suburb where people would want to live in. As any investor, great CF and CG are the aim but focus is more on CG. We are happy to be negatively geared for few years if we have to and can be little flexible on our budget too if we have to.

    I did some reading and shortlisted few areas before we visit Brisbane next week. Please help us pick an area as a first time investors. Below is the list (arranged from priority)

    1. Ferny Grove/Ferny Hills and surrounds(although it maybe a stretch for our budget. Seems to be PC members favourite though)
    2. Zillmere/Geebung and surrounds (may fit our budget and house type. Not sure of other factors)
    3. Taigum/Boondall (seems to be a good balance)
    4. Bald Hills

    Not sure if our budget is suitable for these areas or if there are any better options too. Very anxious, with little to no knowledge but very motivated to do our own research and what better way to take opinions from experts and people living or invested in these areas.     Geebung might be pushing the budget. Taigum seems to have gone up recently too.
    The others seem pretty solid (maybe throw in Bracken Ridge and Brighton too)
