Hi Property Chat! I've recently joined but have been reading the forum for a month or so. My name is Sandeep and I live in Melbourne. I bought my first Investment property 2 years ago in Mulgrave, VIC and have recently got married. Interestingly, it seems that a lot of the budget planning we did while we were saving up for the wedding has come in handy as we already had a fairly accurate monthly budget on paper (well, spreadsheet really). We've used this recently to support our general living expenses calculations when we refinanced the Mulgrave property. My wife and I are now looking for our 2nd IP so we have started doing a bit more research. Hoping to spend a bit more time on here digesting the large amount of information on offer. Regards, Sandeep

Thanks for the welcome everyone Thanks Y-Man. Unfortunately I was tied up at work on Tuesday evening but I will definitely try to make the next one. Good question. It would probably be "what was the best piece of advise you received or the best thing you did before you bought investment property number #2 (or 3,4,5,6)"? My 1st IP has had good capital growth over the last 2 years and has afforded my wife and I the opportunity to buy our 2nd IP. We are currently renting as we don't yet want to buy our first home together, so hoping that the 2nd IP will put us in a good position to get our PPOR in the future.
