Hi everyone After reading the toasting you gave Ben Kingsley's intro I am a bit nervous about posting anything here!! It was pretty darn funny though I must admit I found this site searching for the somersoft one, that one is pretty famous so thanks to the new site owner for starting this one up. Hubby and I own 2 investment properties in Qld and PPOR outside Canberra. Bought this in 2000 so when we move in a year or so we will have quite a bit of flexibility with what we do with the capital since we plan to move somewhere considerably cheaper. Hope to pick up some good insights from experienced IP long timers here. I already have got some great tips such as the research web sites and software recommendations a couple of which I had not heard of.

Hi Helen, If you see a good opportunity before you move, you may be able to use the equity in your current property to invest without having to sell Depends on a few things but it's definitely worth considering, especially if you'd prefer to hang on to your current property.

Thanks LL! Our IPs are in The Gap and West End Brisbane. Hubby and I bought 20 and 15 years ago before we met, and held on to them. We paid them off in 10 years as we both disliked debt and they now provide a base 'salary' for what we plan to do next. So we have really been 'accidental' investors really, but since then have become a lot more interested in property. I did the NSW real estate agents licence course last year for my own interest and in order to sell our property ourselves. This should be a good learning experience.
It's worth a read... True Jess but we are keen to move from our PPOR, as it is a wooden house and the maintenance just does not make it viable as an IP. We are over working on it. Also we want to move interstate so prefer to sell. Canberra (the housing market for our area even though we are in NSW) is a fickle one but seems to be reasonably buoyant right now fingers crossed. It's so influenced by political events.
Ah yes - we built a timber house as out PPOR once, never lived in it and sold it within 2 yrs due to the upkeep. Wise move
