Hi there, First of many posts. Have been on the property scene for over a year with the build of my first home. It was going to be a PPOR but will now be an IP. I get keys later this week. Attended a number of seminars and read a lot of material but learning never stops. Glad to have found a place where I can learn from like minded people. Look forward to dive in and learn as much as I can!

Thanks for the warm welcome guys. @D.T. and @Steven Ryan My home (4 by 2) is in Helena Valley, WA. It's a new estate which used to be fields and horse paddocks. I was going to live in it but my work situation changed and I had to move to QLD. Perhaps it was for the better because it put me on a path of learning, trying to figure what to do with it as I couldn't pull out of the contract. Some seminars and reading later I decided to give property investment a go and here I am Never knew this was possible till I actually looked into it. Wish I knew what I do now much sooner. I should be getting keys tomorrow so fingers crossed. I organized for interior painting through ServiceSeeking, now its onto paving the backyard which appears to be very expensive because its about 180 square meters. I am also in the process of finding a good PM. Got some ideas from somersoft (which is how I found this forum). So far considering Defreitas and Ryan and Investors edge. Need to do more research. Once I sort my first IP and get a tenant, I will do more reading and researching. At this stage looking at getting something in Brisbane. That means I will need a good broker, perhaps a lawyer - haven't gone this far yet.

It's worth getting in touch with a broker soon (there's plenty of us about ) to get an idea of where you're placed and what's possible so you're prepared. I'd be happy to recommend a QLD-based conveyancer I've had a great experience with personally, as have many of my clients, if you'd like. In the mean time, keep reading and posting away.
